The Launchpad

The Launchpad is a catalyst project strategically important to kickstart development on the Airport Business Park Southend (ABPS).  The building will be of high quality with much flexibility, helping to promote the ABPS and deliver a ripple effect of benefits to the surrounding area.  The design by BDP promoted collaborative working and cross fertilisation; providing workshops, seminar rooms, offices, break out spaces, a Café and attractive outdoor spaces to attract occupiers from across the business park.

The Launchpad is a three-storey new build on what is essentially a green field site in the borough of Rochford, comprised of a concrete frame with some steel framing elements, on piled foundations.  The building’s external façade is made up of curtain walling, brickwork and rainscreen cladding with enhanced internal finishes which include exposed elements of the concrete frame.  The facility achieved BREEAM Outstanding and EPC A ratings by incorporating passive design and a comprehensive sustainability approach.

This new innovation facility was funded by the South East Local Enterprise Partnership (SELEP) Local Growth Fund, being the first building to champion real innovation in the area for start-ups and SMEs envisioned to be a hub of activity.

Woodley Coles picked up the project at RIBA Stage 3, following withdrawal of the previous consultant, in June 2019 to carry out Quantity Surveying and Contract Administration Services. Launchpad progressed to RIBA Stage 4 but faced considerable delays due to the Covid pandemic.

Works eventually commenced on site in 2021, and a robust change control process was administered by our team during the works, delivering the project successfully within the original budget. The facility successfully opened its doors in October 2022 and is realising its vision as a hub of business activity.
